What is the primary goal of this project?
The primary goal of this project is to integrate the eight rural planning documents into Fredericton's planning framework and create a more coordinated approach to land-use planning across the municipality. Aligning policies and regulations will address inconsistencies between planning documents (for example definitions or zone types) and help guide future growth and development across the city.
The project also provides an opportunity to update planning policies to reflect current priorities, emerging challenges, and the needs of communities across Fredericton. This work will help ensure that land is used, developed, and conserved in ways that support safe, sustainable, and well-planned communities.
Why do these rural planning documents need to be integrated into the City of Fredericton's planning framework?
The City is working to align these plans with Fredericton's Municipal Plan and Zoning By-law to reduce confusion, address inconsistencies, and create a more coordinated approach to land-use planning. The rural planning documents must be integrated because the areas they govern are now part of the City of Fredericton, and this integration has also been mandated by the Province, with a deadline of January 2028. This process also provides an opportunity to update outdated policies, create a more consistent set of regulations across the municipality, and ensure planning policies reflect current and future community needs.
Will the character of the newly amalgamated areas become more urbanized as part of this process?
No, this project is not intended to urbanize the rural communities that were recently welcomed into Fredericton or change the character that makes them unique. Instead, it provides an opportunity to bring communities together under a shared planning framework while respecting the identity, priorities, and needs of each area.
Will my property's zoning change?
At this stage, no decisions have been made regarding specific zoning changes. As part of the integration process, the City will review the existing rural plans alongside Fredericton's Municipal Plan and Zoning By-law to address inconsistencies and create a more coordinated planning framework.
A key goal of this project is to ensure that the character, needs, and priorities of each community are reflected in the updated planning documents. Any proposed changes will be carefully considered and informed by community input during the public consultation early in the Fall.
How will these changes affect municipal services and taxes?
While these are important topics, they are outside the scope of this land-use planning project, which focuses on planning policies and regulations, including how land is used, developed, and conserved.
The City of Fredericton’s tax rate is set and approved by Fredericton City Council each fall for the upcoming calendar year. Public engagement for the budgeting process will take place this Fall. How will my feedback be used throughout this process?
Residents understand their communities best, and their local knowledge and perspectives are an essential part of this process. Feedback gathered through community engagement will help inform how land-use policies and regulations reflect local conditions, community character, and priorities.
Public input will also help ensure that the updated planning documents support the long-term needs and future goals of communities across Fredericton.
